If you have a disability or long-term health condition, you may be entitled to have certain adaptations to your home supplied at 0% VAT.

You do not normally need to claim the VAT back yourself. Where the work qualifies, as your contractor we can apply the zero rate to the eligible work rather than charging you VAT in the first place.
What disability building work can qualify?
HMRC allows certain building work in a disabled person's private residence to be zero-rated where the work is necessary because of their disability or long-term condition.
This can include:
- Accessible bathroom adaptations
- Wet room installation
- Walk-in bath installation
- Walk-in shower adaptations
- Adapting an existing bathroom for wheelchair access
- Installing or adapting a bathroom or lavatory
- Widening existing doorways or passages
- Installing ramps
- Certain essential preparation and restoration work associated with qualifying adaptations
For example, HMRC specifically gives the example of replacing a traditional bath with a walk-in bath where a person has difficulty getting in and out of a conventional bath because of their disability.
Who can qualify for VAT relief?
You may qualify if you have a physical or mental impairment that has a long-term and substantial effect on your ability to carry out everyday activities, or a condition that the medical profession treats as a chronic illness.
You do not have to be registered as disabled and the relief is not dependent on receiving a particular disability benefit.
The work must also meet HMRC's conditions, including being carried out in the disabled person's private residence and being necessary because of their condition.
What about accessible kitchens?
Accessible kitchens can be designed to make everyday living safer and easier, including improved access, worktop heights, storage and specialist equipment.
However, a general kitchen refit or kitchen adaptation is not normally covered by the specific 0% VAT building-work relief for disabled people. HMRC specifically lists refitting a kitchen among work that does not qualify for this particular relief.

How do I get the work VAT-free?
There is no separate HMRC application for you to make.
If your project qualifies, we will ask you to complete a VAT eligibility declaration confirming that you meet the relevant conditions. The declaration is kept with the project records and allows the eligible work to be invoiced at 0% VAT.
The process is simple:
1. Tell us about your requirements
Explain what you need adapting and how your disability or long-term condition affects your use of your home.
2. We assess the proposed work
We identify which elements of the project may qualify for VAT relief.
3. Complete the eligibility declaration
We will provide the appropriate declaration for you to complete.
4. Receive your quotation
Eligible work can be quoted at 0% VAT where HMRC's conditions are satisfied.
5. We complete the adaptation
Your accessible bathroom, wet room or other qualifying adaptation is designed and installed around your individual needs.
Important: VAT relief is not automatic
Not every disability-related improvement qualifies for 0% VAT. The work must fall within HMRC's qualifying categories and meet the relevant conditions.
For example, simply being disabled does not make every home improvement VAT-free. General improvements, repairs or alterations that do not qualify under the specific HMRC rules must normally be charged at the appropriate VAT rate.
